Elvi, what if they won't provide me with the contract? I don't know if I actually signed anything.. Emails went back and forth, verbal agreements too place. The Tenants contract says its "fully managed"... but I dont think we ever signed anything..

get someone else to get a copy of their standard contract for you

sometimes a small claims court judge can be helpful in requesting they supply the court with a copy of it, but this isnt a given.

Basically.  If you never signed anything, your fcuked.    If you had an agreement of terms via email, that's sufficient to be a contract.  Offer + acceptance + consideration = contract.

If you did have a written standard form contract, just ask to see a copy of the signed contract.  They can't refuse.

All well and good Jamie, but that doesn't cover the costs to change all the locks in the windows, or the costs to repair the place, or the fact that I have been paying the agency 70 quid a month because I lived away and they have mugged me off.

Elvi, I might create a new account on hotmail and drop them an email, see what they say.

The locks in windows are standard, a lot open with the back end of a spoon, another key that fits in the lock or a flat screwdriver, ring the company that made the windows and ask for a new set of keys, saves replacing the locks.

Current cars 1995 Golf gti colour concept 2.0 8v 156,000 miles. bmw 316 1.9 129,000. yeah, life's good!

Well I spoke to the agency after sending them the email highlighted on here earlier, they seemed to have sh!t themselves. I am expecting them to call me this afternoon as they are holding a meeting to deal with all the issues.

I have rung the window company by the way, they said they "might" have the keys, but there will be a call out fee, which I am not willing to pay at present as it was the agencies who should have been dealing with this.
