Tanking is OTT, 

loads of potential solutions but really getting the water away from the wall is probs the best,  failing the a heavy menbrane up the back side, or splatter some waterproof render over it.


or waterproof render the inside but thats not optimal as it'll mean the wall is allways wet and the water will allways be looking for a way in
all the VW's have gone bar 1.

In this photo you can see the fall of the land and how the barn is sort of 'dug in' at the back:



Excuse the atmospherics - taken late evening tonight  :grin:

This is where it's leaking:



It appears to be between an older layer of blocks and a new one.

Part of the solution may be to make sure the guttering is OK along the back wall and the wall on the other barn!

This evening I mostly removed this from the SJ:



It's an alarm loom in the middle of all that tat.  It still starts and runs and I'm generally quite pleased about that.

Unfortunately it seems to have rotted out under the seats, so I have quite a lot of welding to do to make this area good before we go too much further:

The seam at the back of the seating area is clear in this photo - this is completely rotted out:

Right. Here's my two penneth.*

From the pics clearly water running downhill is hitting the back and sides of the barn.

Would it not be feasible to ensure a gap of say two-three feet between the barn walls and the soil banks on the three sides.

Build up single skin concrete retaining walls against the soil bank on the three sides.  Place suitably sloped guttering at the he bases of said walls to take the rainwater away from the barn sides to the nearest drain.

You cannot stop the water  - Kanute stylee - only divert it around.

Pikey way:

Dig the soil walls back a few feet on the back and sides.  Dig a big trench with a digger to divert the water around the sides onto the concrete in front/drain.


* I is NOT a farmer  :shocked:  But had a similar problem in the Scouts when pitching camp on a slope in heavy rain.

It's actually mostly just the back wall - the photo's deceptive as to how far the level comes forward.

Sorting the guttering and digging away a bit of soil at the back may be sufficient.  It'll be a bit trial an error to see what works without spending too much on the problem!
