It's really bugging me, house prices next to them saying things like in excess of, offers starting from etc

is the price on actually on the screen ever the price the house goes for, or should I be looking for houses a bit less than what I want? Surely if it's up for 120k I'm not going to offer 125k! I'm going to other under if anything or doesnt' it work like that?

This is my first house btw.

hi there you dont say where you are looking to buy ...  :undecided:

it sounds like the scottish system were they start at the lowest and expect bids above that , but in

the rest of the uk the asking price is  usually the most they want  :wink:

Im right down south in portsmouth lol Ahh OK don't want to be a newbie asking for the asking the asking price or bit lower and them thinking i'm some kid who's having a laugh !

But for the purest engine experience, displacement has no replacement. All other methods are simply attempts to artificially recreate the benefits of displacement.

Don't start me, we had our house valued today and basically the estate agent hasn't even bothered to do any investigation work. He has just looked on ourproperty.co.uk (or similar) looked at what he thought we bought it for and just guessed what it is worth which is about £15k lower than we were expecting. The thing is I have done my investigation work and I know for a fact that he has UNDERVALUED our house.

with it being yor first house you are in a really good position as you are not in a chain. put the offer in that you want to and see what happens.
when i bought my house i definately wasnt the highest offer but i was in the same position as you and i got the house for asking price

always go in 20% lower than the asking price and take it from there, and in this climate never pay the asking price.

get a couple more valuations
you don`t have to put it up for sale at there valuation, tell them how much you want to ask for it

with our house, it went up for sale, in 3 days we went in 5k under asking, got it and moved in 3 months later as there chain broke, would have been 4/8 weeks ifnot!

A real 304bhp 286lbft in a mk4 golf!
