You've missed a major factor here - there's a depth of soil/spoil behind the back of the wall.

This is what's becoming waterlogged and then it's seeping through the blockwork.  It does appear to be on a specific layer, but that's probably the point above the concrete floor and before there are any further joints.  :grin:

This is why I said a land-drain might be necessary, but I need to understand where the water and main elastrickery supply to the buildings runs before we dig.

hmm, take a photo next time. I couldn't visualise the problem very well (and didn't take in what I read)  :grin:

Is the concrete base larger than the building at the back?  Wondered if you could dig (shovel) out the back a tiny bit and build a short wall behind the blockwork with some watertight render for backup, or am I totally misunderstanding the problem?  What exactly is under this soil?

Just pva the inside wall and then dry line over it before you shank on the kingspan or whatever your using.

9" concrete hollow blocks arn't exactly water proof water will seep through them at amazing speed given the chance
all the VW's have gone bar 1.

I was thinking proper bricks but alas I'm sure the best opinions can can only come from someone who has seen the problem first hand.

That was my thoughts, Danny, but apparently the main feed for the electricity and water go up there, so it'd need to be done very carefully!!

At the end of the day, the only solution is to provide a much easier way for the water to get out - land drains against the wall, put in with a mini digger, with the end of the drain coming out in the drain pit at the near end of the barn.  Removing the spoil to sufficient depth is a slightly dodgy solution as the next barn's only about 8' away and if we cause subsidence in that I suspect there will be proper upset!  If we just dig the spoil away from the barn, it'll slump back down pretty quickly, as it's clay.

PVA is definitely NOT the solution here!

amored cabel is quite forgiveing of minidigger.  if you have a ditching bucket and a small machene.  plastic water pipes are ok to dig upto as well the ones that can be a real pith are steel galv water pipes  :sad: 

the clay is likely expaning why its chooseing to come through the wall at leas
