i may be very stupid in asking this but this is the first ive looked into it so after some advice.
Was thinking about renting a warehouse for reasons ill explain later if it proves feasable but im wondering what costs to expect.
Some are listed as £PCM (monthly rent) £PA (annual rent) and some are listed as £x.xx per sq ft the first 2 are self explanatory but the per sq ft one im confused by.
Lets say the warehouse is 250 sq ft and its £3.00 per sq ft does that mean i would be paying £750 pcm? or is it per year? it may seem obvious with an amount like that but when you start getting up to likes of 2,907 sq ft at £10 per sq ft thats near on £30000 per month/year dependant how its paid and some of the buildings around those prices really dont seem worth that kind of money.
Anyone done this before can point me in the right direction? also does the monthly rental include electricity or would that be in the small print?

to my knowledge, unless otherwise specified in your rental agreement, you will have to pay your utilities on top of your rent, much the same as renting a gaff.
then there's your business rates, which is basically half the value of the property each year.
Insurance, repairs, maintenance...
it aint cheap

what if its not for business it would just be for personal use do i sill need the likes of business rates and insurance or because i wouldnt be making money off it can they not ask for those rates?

how big do you need the place to be,an what you using it for

If I were you, go for a 'fully serviced' warehouse. This means rent/rates/utilities/maintenance etc are covered within your monthly fee. They're usually a flexible monthly agreement too which will limit your liability. If you go for a traditional rental, be careful what you're tying yourself into, dilapidation a at the end of the term are a killer and landlords will try and take your eyes out if you haven't protected yourself from the outset, normally by having a schedule of condition attached to the lease. Watch legal fees too.
The above is very very brief but if you want to run anything specific past me, drop me a pm. I'm a Building Surveyor and acquire/manage property (a lot of warehousing) for a major plc across the uk.
Cheers

i decided i didn't like sliding under a car to do maintenance so was thinking about hiring a 2 post lift and renting a warehouse incase i needed to do work under the car and the idea was to hire it out whenever im not using it to recoup the cost of the rent for the warehouse and the lift. So enough space for a car and a 2 post lift.

none near me and glasgow is a bit of a treck in the event i have to leave the car cause i haven't finished the work on it. Plus if its something that would require a cold engine id be waiting an age for it to cool down. Id rather just jump round the corner and start work

Sounds to me like you'd be using it for business use then :lipsrsealed:

well at first it would just be friends and family and friends of friends
if i thought there would be a decent profit in it i would make it a business but i just dont see how it could be a good business without charging alot for the use of it. I dont even know what these types of places would charge
