One thing no one has mentioned yet is the Deposit Protection Scheme.
If your tennancy is an assured shorthold (most new ones are) then by law the landlord or agent must put your deposit into a government approved DPS within 14 days.  If they don't then can go to the county court and get 4 times your deposit back.  It makes it much harder for the landlord to steal your deposit at the end of the tennancy.  Look it up on the .gov site.

one thing i would advise is dont just take the meter readings, also ring the suppler and change the bill to your name, you wont believe how many people i go to who end up paying someone elses debt because they didnt change the name

Video the place before hand + photos of any damage.
Meter readings.
Do this with the landlord/agent present.

Saved me a few times :smiley:

Not quite true, but near enough.

You cannot simply "change the names" on the account.

You must open a new account in your name with new opening meter readings.

These should tally with the closing meter readings of the previous tennant, when they close their account.

after 17 years in Quarters i am accustomed to dealing with meters,  :sick:

 managed one year without paying for any gas as the Landlord fcuked up  :grin:

I would assume you mean contents.

Landlords are law bound afaik to have landlord insurance (I.e. building cover) before they are allowed to put the property on the market.
